Form Meets Function: A Family Home Reimagined

In Broadmead BC, a sprawling family home harbored a common contradiction: abundant square footage yet surprisingly little room to live. For its owners—a busy young family—the spaces they inhabited suffered from outdated finishes and layouts too constricted for multiple bodies to move through simultaneously. Their brief was refreshingly unambiguous: Function First.

This directive shaped an ambitious renovation encompassing the home's entry, staircase, kitchen, pantry, breakfast nook, and three bathrooms. We fundamentally reimagined how this family moves through their day.

In the Entry Foyer, a custom-designed front door and heated porcelain tile establish the tone of liveable luxury at entry, while the refreshed staircase—original banisters painted and re-stained, dressed in pin-stripe navy wool—balances preservation with renewal. New interior trims, doors, hardware and light fixtures - along with a fresh coat of paint - sets the tone for the rest of the home.

The kitchen, with it’s underutilized views to the expansive back yard, required spatial surgery. What began as a cramped galley absorbed an unused family room to create a generous walk-in pantry and breakfast room with coffee bar. New French doors opened both sight lines and traffic flow to the patio and updated triple pane windows add keep the kitchen cozy. Heated tile, shiplap ceilings, quartz countertops, custom cabinetry, dual sinks, and thoughtful organizational systems serve a family that actually cooks and entertains.

All three bathrooms received comprehensive overhauls with custom stained wood vanities, heated tile floors, subtle pattern play, and mixed metal finishes—elevated functionality wrapped in timeless style.

This is project is a showcase of redesign as strategic recalibration: a large home made liveable and square footage made meaningful. When function leads, beauty follows.
